From the Homeowner:

My wife and I purchased the property in 2004 and have owned, maintained, and rented it out since. We chose a traditional' property over a flat because we considered the easily-maintained private garden space to be one of several significant advantages. Its strategic position, with most business, leisure, and transport facilities within easy walking distance, is a huge benefit, and we never had a problem letting it at market rate.

Our first tenants were a couple whose child attended the junior school on the same road. When they moved on, we quickly acquired a tenant who stayed with us right up until October 2024 and would, we understand, have remained had we not decided to sell. If we were setting out now to purchase for rental or to live in ourselves we would certainly be seeking a property such as this.

From the Agent:

It's been so exciting to watch this charming Victorian home transform during its two-month refurbishment. Some of the big-ticket items and potential hassles have already been taken care of, with a brand-new roof, front door, and electrical consumer unit.

As you step into the lounge, the character of the home immediately commands your attention, with its stunning fireplace, bay window, and original decorative features. The dining room is conveniently situated next to the kitchen, with double doors leading out to the low-maintenance, mature garden. I absolutely love the bamboo out there!.

A huge plus is that the bathroom is upstairs (4 piece suite), along with a double bedroom with fitted wardobes and a large single over looking the garden. The property also benefits from double glazing and gas central heating.

Swansea Road is probably one of the best locations in Reading - you are just a five-minute walk from the River Thames, 0.4 miles from Reading Station, Town Centre and within easy reach of Caversham High Street and Rivermead leisure facilities are also close by. If you are a young family, there is a junior school on the same road.

Want to move Quickly? - You are in luck! This property is offered with no onward chain and there is a buyers pack available on request (searches due back on December 24th)

This truly is a rare gem, combining character, practicality, and an unbeatable location and we look forward to showing around.
